This Victorian property in South East London is opened up and extended at the ground floor level to maximise space and light as well as allowing for a seamless relationship with the garden.

The rear extension provides a generous kitchen, dining and social space opening up onto an external dining and bbq area via full width glazed sliding doors. A large frameless roof light adjacent to the kitchen island allows light to flood into the extension as well as into the depth of the terrace plan.

To maximise the sense of space, the plan is kept as simple and open as possible. A linear element which traverses the length of the party wall to the north, houses a new wc under the stairs, kitchen bench, storage and a built in seat from which a view of the garden can be enjoyed.  This element extends externally to provide the bbq and external seat.
